The reason nobody applied is because the terms are ridiculous. It is just about the most one sided contract I have ever seen - and I'm a landlord. The former operator Kilmer Enterprises, ran the worst concession imaginable. It was seldom open and when it was they just sold stale junk food. Locals avoided it like the plague. That was the whole reason for awarding the contract to the Fuji Grill in the first place. As a 40 year resident I would have LOVED to operate that concession. I expressed an interest many months ago - back when time was not of the essence and there was time to take action BEFORE summer and Easter week started but was ignored. I moved on to other ventures. The city wants an impossible rent based upon the CPI which is sure to rise significantly in coming years, as well as a substantial cut of gross (not net) profits. Operating hours are restricted. There are no concessions for parking. There is no allowance for the innovative ideas necessary to have a successful and profitable business in trying times. Among other things, I had an idea to include outdoor guitar music and gas fire pits in the evenings along with heaters and tiki torches, so that people who didn't have or want to bother with a fire ring could gather around and enjoy food and a beach fire in a friendly family atmosphere. But I can just imagine the reaction of the city to that idea, plus the concession has to close at dusk in the winter and has to stop sales at 7:30pm in the summer - 2 hours before dark and 2 1/2 before the beach closes. I though of putting in a free public wi-fi hot spot so people could use their computers and hopefully buy coffee and donuts or whatever in the mornings. I mean would you rather hang out at the beach or stuffed on PCH choking down car exhaust at Starbucks? In my opinion it is impossible to make a reasonable profit at that location under the terms and restrictions the city wants. I hope the sole bidder is able to make it work, but I seriously doubt it will enhance the quality of life for the community or the beach users.
