How will proposed changes in the Newport Beach zoning code affect Corona del Mar? Will huge homes be permitted to be built on small Flower Street lots? Will parking on residential streets be impacted? Will your dream remodel be impossible if changes are adopted?
Tonight, residents will have up to three minutes apiece to ask questions or offer input to the city’s Planning Commission. The public hearing will begin at 6:30 p.m. in the Council Chambers of City Hall at 3300 Newport Blvd.
“We can’t afford to ‘wait and see,’” says a flyer from the Corona del Mar Residents Association. “We need clear explanations and examples on how these changes impact our community. The changes approved this month will likely be in place for the next 10-20 years.”
The Zoning Code spells out floor area ratio (FAR), height limitations, setbacks, density as well as the size and shape of additions and new dwellings.
The Corona del Mar Residents Association conducted a survey in April, and many respondents expressed concerns about the impact of increasing square footage and building envelopes, particularly on the Flower Streets where lots are smaller.
“Much like Balboa Island, most residents in Corona del Mar wish to preserve our ‘village’ atmosphere and leave large-scale developments to more spacious neighborhoods in Newport Beach,” said CDMRA President Karen Tringali.
Tringali said anyone interested in the topic could find more information online, including a one-page Development Standards Comparison for the CdM Village (click here) and the 4th Draft Zoning Code (click here).
